2011-12 SEASONAL INFORMATION

to Jellystone Park of Fort Atkinson™. We are pleased that
you are considering us for your family’s seasonal camping.
Please review all of our information to find out about our great
park and the value we offer compared to other parks in the area. |
Yogi Bear™ has made it easy for you to kick off your seasonal camping with us by
limiting the increase in our seasonal rates.
We offer three types of seasonal sites: premium, standard and super saver sites, for the rental season of April 1st to March 31st of the following year
- Premium sites are located around the fishing pond or along the outer perimeter of the park; these sites do not have campsites behind them. The base cost for a premium site is $2,090 + tax
- Standard sites are select sites, mostly located in the 400-500s section of the campground, where it is very flat and grassy. The base cost for a standard site is $1,990 + tax.
- Super Saver sites are select sites, mostly located in the 1-100 section of the campground. Because we are near capacity for seasonal sites, some of our remaining sites could use some improvement. For those sites, we are offering a discount of $300 off the rental of the site**, PLUS up to $200 in rebates for materials used to improve the site and $100 worth of road rock for leveling. That’s a savings of up to $600! You supply the labor and we will help pay for the materials. Examples of improvements that would qualify for the rebate are: driveway/pad leveling, growing grass or putting up split rail fence. The base price for a super saver site is $1,690. All improvements have to be pre-approved by the Park Manager, Steve Cline, in order to qualify for the rebate.
In addition, we offer some sites that have a deck or shed.
- A deck or shed are rented with the site for just $100 + tax each per year!
- If a site has both a deck and shed, then the cost is $200 + tax per year.
Seasonal rates in the area vary from a base of
$2,600 to around $3,000. It is our philosophy to be at a slightly
lower or the same price point as other campgrounds in the area.
You come out the winner in this deal because we offer more facilities
and activities for a lower price than the area competition! Our
seasonal rental year is from April 1st to March 31st of the following
year.
Again last year, we made many improvements in
our Park and are planning more for this year. We feature live
entertainment or family movies most weekends and have a full-time
activities staff that plans and supervises activities for all
ages.
Remember, because seasonal campers are important to us, we are
trying to build up our seasonal base of campers. To help achieve
this goal, we will provide you with our show coupon so that you
can save $100 off* these already great rates! But the savings
don’t stop there; Yogi Bear™ would also like to offer
you a Gold Card membership. Those seasonals who pay their balance
in full at the time of sign up will receive a “Yogi Bear™
Gold Card” entitling their immediate family to 10% off all
regularly priced park purchases; including store items, propane,
firewood, mini-golf, pump-outs, snack bar items, etc (alcohol
and tobacco products are excluded). |
| Seasonal
Camper Bill of Rights
1. If you are renting a park-managed site you
will always have first option to renew that site. That site
will not be sold or rented out from under you. You can count
on being able to rent your site for as long as you would like.
2. Your unit can be stored on the site all year,
from renewal date to renewal date. With this assurance, you
are able to purchase a larger, newer recreational unit or park
model and set it up without having to be a site owner.
3. You will always have an option to change
sites, at no cost, once a year. If you decide that you would
like to change locations, or another site you are interested
in becomes available, you can request to move to that site.
If multiple people are requesting the same site we will look
at seniority in making the decision.
4. You will be permitted to make improvements
to your site, the same as a site owner. You may add a deck,
shed, fencing, landscaping, etc. (Subject to county zoning restrictions
and park site use & improvement guidelines). You would be
responsible for any increase in property taxes due to improvements,
about $16 per year, per $1,000 of improvements.
5. You will be included in all park (site owner)
events, except voting for Association Board members at the annual
fall meeting. (There is no difference between a seasonal camper
and a site owner except for title ownership and voting)
Each year, there is a spring meeting held where
we review improvements being made and changes in rules, policies
and procedures. You are invited to attend this year’s meeting;
which will be held at Jansen’s Banquets located on Highway
12 in Fort Atkinson on (time to be announced). From the campground,
take Highway 26 North toward Fort Atkinson, turn right onto Hackbarth
Road (Spacesaver Factory on left, before ShopKo), follow to Highway
12, turn left onto highway 12 and Jansen’s Banquets will
be on the right, within 1 mile.

ONE LAST WAY TO SAVE!
As mentioned above, we are trying to expand our
seasonal base of campers and we would like your help! We are offering
a $100 rebate to any current seasonal that refers a relative,
friend or neighbor as a new seasonal. The referral must be identified
prior to signing; the referred party must tell us that you referred
them when they first contact us. Persuading people to consider
being a seasonal after learning about us from a trade show or
other advertising will not count; it must be a true referral.
Only one referral will be paid for each new seasonal camper.
